I was a little shocked by the amount of your sample closing costs. I saw this article, and it explains the increase a little. The average Origination Fee is well over 400% more than I remember paying just seven years ago. The banks want your money.

Also look into any first time buyer programs in MD and county; any teacher discounts (if Stephanie gets a job in MD before buying the house), and any military discounts you might get.

For example, I happened to google this program provided by the state that helps military buy houses at lower interest then normal and cover some of the closing costs: http://mmprogram.com/index.aspx. I don't know if you qualify for it but it's worth looking to see what's out there.
